Read the yard during rain

Mark the first place water appears, the direction it travels and how long it remains after the storm. Pooling at downspouts, gates, pool enclosures and side yards often reveals several smaller causes rather than one large failure.

Small grade changes have consequences

Fill and re-sodding can redirect runoff onto adjoining properties or interrupt a designed drainage path. The City specifically advises that yard regrading, swale maintenance and clear drainage pathways can reduce risk, while some projects may require permits.

A complete plan may blend spot grading, downspout extensions, catch basins or channel drains. French drains are more useful when saturated soil is the issue; surface inlets are better when water arrives quickly in a defined low point.
